Carolina One Kapp Lyons Group Rental Information for Edisto Beach Rentals

Our office hours are Monday through Saturday 9:00 a.m. to 5:00 p.m. and Sunday 1:30 to 5:00 p.m. (except the last 2 Sundays in October, and all Sundays in November and December when the office is closed on Sunday). All properties managed by Carolina One Kapp Lyons Group are privately owned and furnished by each owner according to their taste; since most reservations are made by phone and by mail, it is important for you to communicate your needs to our agents. If you have special requests or a particular quality in mind, we strongly suggest a personal visit to the property prior to confirming the reservation. We will do our best to make your vacation enjoyable. However, we are unable to give refunds or move you to another property due to a home not being up to your expectations..


A non-refundable Rental Payment of 50% of the rental fee, optional travel insurance, $50.00 reservation fee, Security Deposit Waiver Fee, and any pertinent taxes, is due within 7 days of making the reservation. The balance of the rental fee, Security Deposit, S.C. sales tax, and local and state accommodation taxes must be paid 30 days in advance of check-in day.


We require pre-payment of all rental fees thirty days before check-in. Personal checks will only be accepted up to thirty days prior to check-in. If late payment is unavoidable, certified funds including cashier's check, money orders, or travelers checks only will be accepted at check-in. If you will be arriving during a time our office is closed, on a holiday or after normal business hours, you MUST BE PAID IN FULL for alternative arrangements to be made. Visa, Mastercard, Discover and American Express are accepted.


Cancellations must be made in writing by the person in whose name the reservation is made. Advance rental payments, reservation fee, and travel insurance are non-refundable. However, if the property is re-rented for the entire period of your reservation, the advance rental payments less a $100.00 cancellation fee and trip insurance will be refunded or transferred to another property. Cancellations made within 30 days of arrival will not receive any refund unless unit is re-rented as described above. If a cancelled reservation has not re-rented within 30 days of arrival, Kapp Lyons Realty reserves the right to discount the rental rate in order to secure a rental. If it rents, the difference in the rates will be deducted from any refund paid. A $20.00 processing fee will be charged for changing dates within the same unit.


No refunds will be made due to inclement weather. No refunds will be made for voluntary or mandatory hurricane evacuations. However, Travel Protection Insurance is an affordable way to protect your vacation investment. Please see page 61 of our brochure for more information regarding trip insurance.


Bring sheets, bath, kitchen & beach towels, paper products, soaps, trash liners, cleaning supplies, and personal items. Each house should be equipped with pillows, blankets, bedspreads, glasses, plates, utensils, and cookware to make your stay comfortable. A reverse osmosis water treatment system is located at the Edisto Beach Town Hall. Bring your own containers. There is a 5 gallon limit per day and is free of charge.


Public Beach Access is available at the intersection of all side streets with Palmetto Boulevard. Handicap access is available at Lybrand, Mitchell, Eddings, Baynard, and Ebbtide Streets and at the Yacht Club Road access at Bay Point. A limited number of beach wheelchairs are available on a first come, first serve basis through the Edisto Beach Fire Department.


In order to make your packing lighter, linens may be rented through Carolina One Kapp Lyons Group. The prices are: King/Queen/Double sheets - $15.00/set; Twin - $12.00/set; Towels - $8.00/set. You may also have beds made for an additional $5.00 per bed.


Check-in is at 4:00 p.m. We will adhere strictly to this time schedule in order to inspect and clean after each departure. If you will be arriving after office hours, please call ahead to make alternate arrangements. DO NOT RELY ON GPS FOR NAVIGATION ONCE YOU ARE ON EDISTO ISLAND - MANY ERRORS!


  1. Check-out is no later than 10:00 a.m.
  2. Have all trash removed from property and placed in outdoor receptacles. Pick up outside trash.
  3. Please check closets, dresser drawers, and under beds for personal belongings. We are not responsible for personal belongings left behind.
  4. Please leave property in satisfactory condition so that it can be prepared for our next guests. Please refer to cleaning requirements under CLEANING.
  5. Lock all exterior windows and doors.
  6. Return all keys to Carolina One Kapp Lyons Group and report damage or maintenance needs.


If you do not wish to be responsible for the cleaning of your house at departure, you may pay for this service. Please make these arrangements before your arrival or early in your stay so that we can accommodate you. If you elect the departure cleaning, you will be expected to remove food items from the refrigerator, take out the kitchen garbage and empty all bagged trash into the large outdoor receptacle, and leave the dishes clean. Otherwise, you will be expected to complete the following items before leaving: clean all dishes, pots, pans and utensils and return to proper place. Empty all trash into the large outdoor receptacle for GARBAGE PICK-UP ON MONDAY AND FRIDAY (OFF SEASON PICK-UP IS ON MONDAY ONLY). PICK-UP CAN BE EARLY -- PLEASE PLAN AHEAD. Trash collection at Island homes will be upon your departure. There is a $50 charge at island homes for trash not being bagged. Remove all debris and personal items, including food items from the kitchen. Lightly vacuum, sweep, and mop floors. Make all beds with pillows and bedspreads. Rearrangement of furniture or lack of cleaning will result in a deduction from your Security Deposit. The house will be inspected after your departure. We cannot be responsible for items left behind, but if found we will mail them to you, at your request, for postage plus a $20 handling fee charged to your credit card. In condos, we offer complimentary departure clean. You only have to load dishwasher, take out the trash, and remove food from the refrigerator.


Some homeowners graciously allow renters to bring certain types of pets to their vacation rental houses. A Pet Fee of $150/pet/week is charged plus a refundable $200 Pet Security Deposit. The guest will be asked to sign a Pet Contract as well.

To ensure this privilege is not abused and thus remains available for many renters to enjoy, the following rules MUST be followed:

  1. Bring something for your pet to sleep on- a favorite blanket, towel or bed.
  2. Animals are not allowed on furniture. Do not let animals “rub” against furniture.
  3. Wet animals are not allowed in the homes. If your animal goes swimming or wading, please wash off sand and salt water and spend time with the animal outside until it is dry.
  4. Remember, your pet is in a strange home. Do not leave it unattended for long periods of time. Do not make it difficult for him/her to abide by their “housebreaking” rules. Do not leave it unattended at all if it barks, chews, etc when left alone! Do not lock him in a room.
  5. Your neighbors are on vacation also and treasure the peacefulness of Edisto. Do not allow your pet to become noisy or aggressive or to otherwise cause any type of annoyance or discomfort to others. Any complaint received by us or by the owner of the property from others concerning your pet will result in your having to vacate the property immediately, with no refund being due to you.
  6. Your pet must be up to date on all inoculations as required by state law.
  7. Your pet must be on an active and current program, satisfactory to us and to the property owner, for the prevention of fleas at the time of, and throughout, your occupancy of the property.
  8. Please clean up all pet hair the best you can upon departure. Excessive amounts of hair left will result in your having to pay additional cleaning charges even if you have purchased a departure clean.
  9. The yard must be clear of all pet evidence at all times, including, but not limited to the time of your departure.
  10. The pet must be on a leash at all times while outdoors and under the leash control of an adult if not in a completely fenced area with all gates closed.
  11. No pets with any history of having bitten anyone or of having bitten any other animal can be allowed.

Carolina One Kapp Lyons Group and the property owner each reserve the right to deny pet privileges if either is not satisfied with the flea treatment prevention program identified or if either is otherwise not satisfied with the information the guest provides on the pet contract, in their sole discretion.

The guest will be held responsible for any damage done by his pet. Any guest found breaking the above rules will be required to leave immediately. NO REFUND will be given, and the guest may be charged for any additional damage caused by his pet.

PLEASE NOTE: If the security deposit waiver has been purchased, it DOES NOT cover any damage caused by the animal. The Town of Edisto Beach Leash Law governs all pets on the beach and elsewhere within the Town. Please check with them for current ordinances, 843-869-2505.

The following breeds are excluded from the rental property andare prohibited frombeing at the rental property (whether kept inside or outside the property) during the period of use of the rental property: Akita, Alaskan Malamute, American Bull Dog, Any Staffordshire Terrier, American Pit Bull Terrier, Beauceron, Boerboel, Any Mastiff Breed, Cane Corso, Caucasion Ovcharke (Mountain Dog), Chow Chow, Doberman Pinscher (except miniatures), Dogo Argentino, English Bull Terrier, German Shepherd, Giant Schnauzer, Great Dane, Gull Dong (Pakistani Bull Dog), Gull Terrier, Husky or Siberian Husky, Any Tosa, Korean Jindo, Perro de Presa Canario or Mallorquin, Pit Bull, Rottweiler, Rhodesian Ridgeback, Thai Ridgeback, Wolf or Wolf Hybrid, Catahoula Leopard, Coyote, or any mixed breed containing any of the above breeds.

The guest will agree to comply with all the above regulations and hereby certify to Carolina One Kapp Lyons Group and to the owner of the property they are staying in that their pet is not one of the excluded breeds listed above or a mixed breed containing any of the excluded breeds identified above.

The guest will also agree to be responsible for any and all actions, injuries and damages caused by the pet in any way relating to their use and occupancy of the rented property, including, but not limited to damages to the property or property of third parties and injuries to any and all persons at any location, either on or off of this property arising from or relating in any way to the actions of the pet. Also, the guest agrees to indemnify and hold harmless the owner of the property and Carolina One Kapp Lyons Group, its officers, agents and contractors, from any and all claims and actions arising out of or in any way relating to their pet.


Carolina One Kapp Lyons Group reserves the right to refuse occupancy or discontinue the rental with no refund if a houseparty is detected. A houseparty may be, but is not limited to, any group made up of persons under the age of 25 who are not members of the same family. WE STRICTLY ADHERE TO OUR POLICY OF RENTING TO ADULT AND FAMILY GROUPS ONLY. If you are not sure about your group, you should call. This could help avoid a loss of your entire rental payment. Misrepresentation will result in immediate eviction without refund.


The Security Deposit Waiver Plan is available in lieu of a Security Deposit, for a non-refundable fee of $50. This option covers theft or damage to your vacation rental property due to your inadvertent acts or omissions. This is not insurance. The Plan does not cover the following: Gross negligence, willful and wanton conduct; Intentional acts; Normal wear & tear; Damage caused by pets; Damage to television sets; Damage done by unauthorized persons; Damage caused by watercraft or vehicles to any area of the premises; Damage done in violation to local, state or federal laws; Damage done in violation to Carolina One Kapp Lyons Group Rental Policies; Loss of use; Loss or damage to guests’ personal property or rental equipment brought onto the premises; Acts of God; Grilling under the house or near vinyl siding. The maximum occupancy of the home must not be exceeded. This will void the Plan. You must notify Carolina One Kapp Lyons Group of any damage during your occupancy or this Plan is void.

Common sense and parental supervision must be exercised. Too often “accidental damage” is done only because children are not supervised. These types of damage are not covered by the plan. An example would be an eight year old with a bottle of fingernail polish versus a sixteen year old with a bottle of fingernail polish. Other examples would be: putting a hot dish on a table or countertop without appropriate padding underneath, grilling under the house near vinyl siding, horseplay, using tanning oil spray in the house, allowing popsicles/drinks that can stain to be eaten on furniture or carpeted areas, coloring or marking on walls, etc.

Payment for the Plan will not be accepted after you occupy the unit. If you decide to not purchase the Plan, a Security Deposit will be added to the balance.


In order to offer the best service possible, there is a Security Deposit charged on each rental if the Security Deposit Waiver Plan is not taken. This helps ensure that the house will be left in good condition by the renter which will in turn offer you a cleaner house with a prompt check-in. Please note: This deposit is fully refundable. However, if there is damage, lack of cleaning, rearrangement of furniture, or unnecessary service calls, monies will be deducted. Refunds will be processed within thirty days of your departure.


Reservations made less than 30 days prior to actual check-in require full payment made via cashiers/certified check, money order or traveler's checks mailed overnight to Carolina One Kapp Lyons Group. We apologize but we cannot accept personal checks at check-in. Please express mail all rental payments to Carolina One Kapp Lyons Group, 440 Highway 174, Edisto Island, SC 29438.


If you would like to reserve the same unit for the same time next year, you must make a tentative reservation before departing. All other requests will be accepted on a "first come, first serve" basis. A $50 tentative reservation fee will be applied to the advance rental deposit. This fee is only refundable if circumstances require our cancellation of your reservation.


If the owner permits, houses may be rented for the weekend with a 3-day minimum at approximately one-half the weekly rates. During June, July and August, these reservations can be made no sooner than the Tuesday prior to the weekend in question.


The maximum capacity of each house is listed with the description regardless of beds available. The only exception to this number is an infant to occupy a crib. Violations of this rule may lead to IMMEDIATE EVICTION without refund of rental fees or Security Deposit. All equipment should be in working order, but if you detect a problem, please contact our office as soon as possible. We cannot guarantee appliances or air conditioners, nor can we offer refunds upon their failure. But we do promise we will do everything in our power to make repairs as soon as possible. Please be aware that repairs can sometimes take longer here due to our remote location.


Please acknowledge that agents and maintenance persons representing Carolina One Kapp Lyons Group have the right to enter premises to accomplish necessary repairs/maintenance, for showing or other purposes.


We are not responsible for homes that may be under construction next to or near the home you rent. New construction may also alter the views from homes. Please realize that this is a matter beyond our control. Refunds or substitutions cannot be made.


If you need to reach our office after hours for an emergency, please call 800-945-9667 and go to extension 177 and leave a message. This will activate our emergency pager and someone will get back to you as soon as possible.

*Management reserves the right to enter any property if, in our opinion, we feel that the renter(s) are causing undue damage to the property and/or are violating any regulations.
